Elevation Residences adds 193 rental homes and street-level retail to North Vancouver’s growing Maplewood neighbourhood. Built for QuadReal Property Group, the two six-storey wood-frame buildings are designed to BC Step Code 3 and connect into a larger community of homes, amenities, park space and transit. ETRO was involved early, using pre-construction and 3D coordination to resolve design and building-system conflicts before they reached the field.

Challenging below-grade conditions required the team to adapt its construction approach and rethink how key foundation and waterproofing work would be delivered. Through early problem-solving, close coordination and constructability planning, ETRO developed practical solutions that kept the work moving while protecting the long-term performance of the building. The result is a durable new rental community built around connected, accessible North Shore living.
