A vertical expansion imagined more than a century ago finally became real at 837 Beatty. For Reliance Properties, ETRO transformed the 1911 heritage warehouse into modern commercial space, restoring and seismically upgrading the original heavy timber structure before adding four new storeys of precision-built mass timber above. Heritage brick, exposed timber and contemporary construction now share the same address, with retail, office and amenity spaces giving the building an entirely new chapter.

Building up, around and within a 100-plus-year-old structure on a zero-lot-line downtown site demanded serious coordination. ETRO worked closely with the design team and trade partners to assess what could be retained, sequence the structural upgrades and use 3D modelling and off-site prefabrication to make the new work buildable in tight conditions. The result is adaptive reuse done right: more space, less waste and a heritage building built to keep working for another generation.
