411 Railway brought together restaurant, manufacturing and office space in a six-storey commercial development defined by two distinct structures connected by multiple mass timber bridges. The ground-up build also includes three levels of underground parking, creating a complex mixed-use building with a strong architectural identity.

Before construction began, ETRO spent six months in pre-construction working closely with Danet Interiors, the consultant team and key trades to pressure-test the design and identify smarter ways to build it. Detailed constructability reviews, budgeting and early trade input helped refine the approach before work reached site, improving coordination around the building’s more complex elements. The result was a design that was practical to execute, well understood by the trades and ready for construction.
