SENIOR PROJECT MANAGER - MULTI-FAMILY RESIDENTIAL

 

THE ROLE

With a queue of exciting projects in our pipeline, we are seeking a Senior Project Manager with extensive experience in wood frame and concrete residential construction. Due to the complexity of many of our upcoming projects, we require a minimum of 10 years project management experience for this role. Reporting to a Project Director, the Senior PM will utilize their skills and experience to lead a residential project team from start to finish. Our ideal candidate will be an exceptional communicator, innate problem solver, and innovative thinker. They will preemptively identify any potential risks or problems, provide solutions, and close out their projects in adherence to project scope, schedule and budget. The Senior PM will provide strong support to senior leadership, helping to maintain and promote our reputation as one of the most innovative, successful construction companies in the province.

KEY RESPONSIBILITIES

Here’s what you’ll get up to as the Senior Project Manager:

  • Ensures actions are supported by the foundation of ETRO’s Core Values; Love, Authenticity, Curiosity and Progressiveness.

  • Provides final review and approval of all project costs.

  • Creates and issues monthly project progress invoices.

  • Ensures projects are being built to the highest level of quality and in compliance with drawings, specifications and regulatory requirements.

  • Maintains, tracks and reports on all project financials including monthly forecast reviews.

  • Provides project budget updates to clients as required or requested.

  • Develops construction schedule with the Superintendent; monitors progress against it.

  • Works with the Superintendent and Project Coordinator to identify and manage opportunities and develops and implements strategies to mitigate project risks.

  • Chairs meetings with internal and external project teams/partners.

  • Manages the change order pricing process and negotiations with clients, consultants and subcontractors

  • Manages the subcontractor tendering, award and procurement process.

  • Effectively manages time and prioritizes action items.

  • Effectively communicates with internal team members to meet project goals.

  • Leads project post mortem meetings with clients and consultants to gather feedback and establish Lessons Learned.

  • Financially closes out projects with clients and subcontractors.

  • Oversees and mentors Project Coordinators; ensures Project Coordinators meet expectations and efficiently deliver on role & responsibilities.

  • Actively participates in the People Builder Program as both a Coach (to Project Coordinators) and a Player (to Project Directors.)

  • Involved in the recruitment, onboarding and training of Project Coordinators, Project Managers and Superintendents.

  • Creates and maintains long-term relationships with internal and external project team members and partners.

  • Prioritizes creative thinking and continuous improvement of project management tasks.

  • Promotes a culture of health and safety by taking an active role in implementing the Occupational Health & Safety Manual

  • Participates in site safety inspections, orientations and toolbox talks

SKILLS / EXPERIENCE

On top of your passion to work in a growing business full of professionals in the trade, here’s what we’re looking for:

  • 10+ years of related Project Management experience in wood frame and concrete residential projects.

  • Comprehensive knowledge of construction documents, drawings, specifications, current construction practices and methodology.

  • Demonstrated negotiation/management skills.

  • Demonstrated ability to mentor and lead a project team.

  • Ability to plan and manage a project schedule.

  • Ability to manage construction costs and budgets.

  • Ability to plan and lead subcontractor procurement.

  • Ability to communicate clearly and collaborate with multiple stakeholders, anticipate stakeholder needs, and proactively identify solutions.

  • Capable of identifying constructability issues in moderately complex situations and creating solutions in the construction plans and schedules.

  • Certificate, diploma or University Degree an asset.

Salary range

$140,000 - $180,000
