SENIOR PRE-CONSTRUCTION PROJECT MANAGER

 

THE ROLE

Highly specialized and detailed projects require the well-tuned talent of a skilled professional. With some of the most intricate pre-construction projects in the queue, we’re seeking a Senior-Pre Construction Project Manager to bring their industry and trade expertise to the ETRO team while leading all Pre-Construction phases of our projects.

Working directly with the Pre Construction Manager and leadership team, this highly specialized Senior Pre-Construction Project Manager will ensure they create the highest quality experience of all internal and external project partners and collaborators, resulting in exceptional output, timely completion of all Pre-Construction deliverables and leads in a proactive and solutions-focused manner with clear communication at every step of the way.

Here’s what you’ll get up to as the Senior Pre-Construction Project Manager:

  • Participate in business development by developing and maintaining relationships with clients, sub trade partners, consultants, vendors, and other project partners.

  • Strategic Planning: Develop and implement strategic plans, and departmental initiatives for the pre-construction department in alignment with the company's overall objectives and goals.

  • Quality Assurance: Implement quality control processes and ensure adherence to industry standards and regulatory requirements. Promote a culture of continuous improvement and excellence within the pre-construction department.

  • Contract Negotiation: Collaborate with procurement teams to negotiate and finalize contracts with clients, subcontractors, and vendors. Ensure that contracts align with project requirements and protect the company's interests.

  • Industry Knowledge: Stay updated on the latest trends, technologies, and best practices in pre-construction management. Incorporate innovative approaches and tools to enhance efficiency and competitiveness.

  • Scheduling: Develop and manage the pre-construction schedule in conjunction with other stakeholder schedules, to ensure alignment of stakeholders and a successful delivery of all pre-construction milestones

  • Client Relationships: Establish and maintain strong relationships with clients, architects, engineers, and subcontractors. Collaborate with clients to understand their needs, provide value engineering options, and ensure client satisfaction. 

  • Risk Assessment: Identify and assess potential risks and challenges during the pre-construction phase. Develop strategies to mitigate risks and propose alternative solutions as needed. 

  • Cost Estimation and Budgeting: Lead the preparation and review of accurate and detailed cost estimates in collaboration with our in house estimating team, ensuring that they align with project requirements, market conditions, and client expectations. Monitor and control budgets throughout the pre-construction phase.

  • Project Coordination: Collaborate with internal departments, including design, engineering, procurement, and construction teams, to ensure effective coordination and seamless transition from pre-construction to construction phase.

  • Team Leadership: Manage a team of pre-construction professionals, including designers, estimators, planners, schedulers, VDC team members and other specialists. Provide guidance, mentorship, and support to ensure high-quality work and professional development.

  • Pre-Construction Management: Oversee all pre-construction activities, including project estimation, budgeting, scheduling, value engineering, site analysis, feasibility studies, and constructability reviews.

  • Prepare project analytics for future use utilizing past, present and future project data.

  • Facilitate project meetings with internal and external stakeholders to monitor and support ongoing project progression.

  • Work with project teams to identify and manage opportunities and risks, aiming to achieve the best possible impact on schedule and financial targets.

  • Oversee the procurement process including subcontractor supplier negotiations and awards. 

  • Oversee the submittal process and facilitate timely approval of submittals and materials to ensure on time delivery to site. 

  • Manage, mentor, and provide leadership to Pre Construction Project Coordinators

SKILLS / EXPERIENCE

On top of your passion to work in a growing business full of professionals in the trade, here’s what we’re looking for:

10+ years of related work experience or combination of relevant education and experience. Completing an Engineering Technology Diploma (Structural or Architectural) is considered an asset. Completion of an Architectural and Building Tech Diploma, bachelor’s degree, Gold Seal - Certification, PQS, LEED, LEAN training, MRICS, and CIQS are also considered assets.

  • Strong knowledge of fundamental principles involved in bid preparation, including quantity takeoff processes, procurement and bid-closing.

  • Comprehensive understanding and proficiency in design-build and other procurement types is an asset.

  • 5+ years of your work experience must be estimating specific in either a medium-to-large general contractor or a professional quantity surveying organization.

  • Advanced and up to date knowledge of construction documents, drawings, specifications, current construction practices and methodology 

  • Proficiency with technology, such as Procore, Bluebeam, Navisworks, CMBuilder, Airtasks, MS Project, etc

  • Superb negotiation/management skills 

  • Demonstrated ability to mentor and lead a project team

  • Ability to plan and manage to a project schedule, construction costs and budgets 

  • Ability to plan and lead subcontractor procurement

  • Ability to communicate clearly and collaborate with multiple stakeholders, anticipate stakeholder needs, and proactively identify solutions 

  • Capable of identifying constructability issues in moderately complex situations and creating solutions in the construction plans and schedules 

  • Certificate, diploma or University Degree an asset
